Problem
Seals looked in bad shape and about to fail/leak. Did a complete overhaul and decided to change them while I had it apart.

Repair & Advice
This seal is extremely difficult to install I almost regretted doing it. My advice is to buy two sets, they are only five bucks or so. The base of the seal has a metal ring incapsulated in rubber. This metal ring will fit very tightly into the shaft. Once it starts going in, you have to apply even pressure so that it goes in straight. Use liquid soap or Super Lube synthetic grease. I believe petroleum base greas might deteriorate the seal. Once it's started going in, I used the spare seal I bought to place directly on top of the one I'm installing and tapped it in evenly. Until I reached the correct depth of the seal. You almost need some kind of press or device to push the seal down evenly. Very difficult to do and get it right without damaging the seal itself. Buy at least two incase you tear the seal during install. Machine has been working good since the repair... no leaks so far.
